Overview

Jonathan is a partner in the Real Estate practice group. He focuses his practice on real estate finance and structured finance with an emphasis on transactions for the public sector. Jonathan has a wealth of experience in credit-lease construction and permanent financing of federal, state and local government leased properties and properties leased to educational institutions, hospitals and commercial tenants.

Jonathan is also active in the domestic and international public-private partnership (P3) market, representing senior lenders and investors in projects supported by governmental credit enhancement. His clients historically have included investment banks, placement agents, insurance company investment divisions, financial institutions, underwriters, developers and borrowers in a wide variety of structured finance transactions, including credit-tenant, synthetic-lease and sale/leaseback transactions.

Prior to joining Thompson Hine, Jonathan was a partner in the New York office of an AmLaw 100 firm for 13 years.

Credit-Lease Financing – U.S. Government Tenants

  • $256.5 million credit-lease financing of the redevelopment of the 30th Street Post Office in Philadelphia into a new regional headquarters for the Internal Revenue Service.
  • Represented a major credit-lease financing placement agent in closing a $160 million permanent loan financing secured by the New York headquarters of the Drug Enforcement Agency.
  • Represented a major credit-lease financing placement agent in a $119 million construction and permanent loan financing of a U.S. Department of Veterans Affairs (VA) hospital in Winston-Salem, North Carolina.
  • $105 million combined construction loan and permanent financing of a new outpatient clinic for the VA in Austin, Texas.
  • Represented a major credit-lease financing placement agent in closing a forward commitment for a $100 million permanent loan for a VA health care facility in Fayetteville, North Carolina.
  • $62.2 million credit-lease financing of a VA outpatient clinic in Ft. Worth, Texas.
  • Represented a major credit-lease financing placement agent in a $54 million construction and permanent loan financing of a VA outpatient clinic in Birmingham, Alabama.

  • $72 million credit-lease financing of student housing facilities in London, England.

  • $63 million credit-lease financing of a medical office building in Dallas, Texas.
  • $57.4 million credit-lease financing of a medical office building and laboratory facility in New Haven, Connecticut.
  • $32 million permanent loan financing of a medical office building constructed for Robert Wood Johnson University Hospital.

Public-Private Partnership Financings

  • Representing a placement agent in connection with the construction and permanent financing of an $80 million highway on a Caribbean island.
  • Representing a placement agent in connection with construction and permanent financing for a hotel and resort complex in the Caribbean under a governmental credit lease.
  • Representing a placement agent in connection with construction financing for a hotel, condominium and resort complex partially backed by a governmental guaranty.

Ground-Lease Financing

  • Representing a major credit-lease financing placement agent in the financing of a ground lease under a solar farm in California
  • Represented a private investor in the acquisition, ground lease and disposition of the fee interest in the land underlying an office building in Austin, Texas.
  • $25 million ground-lease financing in Las Vegas, Nevada.

Project & Structured Financing

  • $85 million bond financing of an electric-generating facility for the U.S. government in Fort Detrick, Maryland.
  • $12 million structured financing of 30 mezzanine loans relating to 114 bank branches.

Commercial Lending

  • Represented Bank Rakyat Indonesia in an $80 million term loan and revolver to a global Indonesian company in the wood and pulp business for the purpose of constructing a tissue paper factory in Maine and working capital.
